I'm not working with an agent as of yet, and saw a significant price drop this morning and want to know the steps I should make to submit an offer on it.

Both nighttime calls were responded to by turning the water off, and saying that they would return in the morning with the proper parts to do repairs.

Prior to this morning I had never put in an offer on a property before, and after making a number of phone calls and just going for it, I now feel SO much more confident in making purchase offers.

Good Morning Matt,I would suggest hanging out at local REIA meet-ups and other local networking events.

There is one real estate investor association, several landlords groups and a lot of meetup groups that meet here in the KC Metro area.You will find some of them listed on the events here on BP otherwise you may have to go to Meetup to find the rest.There is a live meeting this Tuesday Night in Overland Park at MAREI and Wednesday morning in Mission with WinVestor's

I have a phone call set up tomorrow morning with the broker where I am going to ask a few last minute questions and make a verbal offer.
