DSCR won’t be the product you would use for ground up construction/ new build.

I was a little busy dealing with the hurricane (buttoning up both rental properties as well as my primary home) and evacuated myself on the 8th.  

Any tips or opinions on this topic would be much obliged!

My family has an extensive portfolio of SFH in the DFW metroplex and has seen the property taxes go up over 100% across the whole portfolio in the last 3 years and it’s no end to the increases in sight.

Given the costs and the age of the existing unit, would you recommend servicing it or going for a new installation?

I have a new builder now, but because the roof is already on and it is 80-90% complete, I can't find anyone who will write a builder's risk policy for it.

The problem in school is the poor way they teach basic math, Algebra, and Geometry. 

I am an active duty Navy and have experience in buy and hold rental, multifamily syndications and under writing.

Without knowing the specific area, etc, a 7% cap rate on NNN is likely somewhere on the higher end of the risk spectrum compared to the 5% that a Starbucks might command.
