I love in a apartment complex, have been here 7 years, they did a walkthrough prior to my renewing my lease in may, had a list of things they were supposed to fix, its now october and some things havent been done. when i asked the property manager about this she says the walk through wasn't done. she put in a work order with me listed as the originator and said they are coming in on tuesday to do the tub faucet which i have already fixed.

If I were to sell, doing minimum repairs (I don't think I can escape 8-15k worth) I should be able to walk away with about 50k (closing costs/commission already paid), and after a new downpayment/savings/money for updates I would have about 20k free to look for Cash Flowing out of state.What would you do?
