Speak with the Chamber of Commerce, Workforce Center or any employment agency, major employers in the neighborhood (particularly those that pay strong salaries like medical, public schools, major companies, etc.).

That being said, the closer you are to job centers the better your prospects for renting are. 

Suggest you add Harper Woods, Clinton Twp, Fraser, Center Line, Hazel Park, Madison Hts, Oak Park, Redford.

Plus we can do this in about 1/2 of the United States by population centers.  

If you set up your rental standards and apply them exactly the same to all applicants, you should be OK.This might help: http://www.homeny.org/services/fair-housing We have tons and tons of testers, because with us being the center of the countries legal economy, all the non profits that train the testers are located here. 

This is why I could keep continue BRRR-ing, they're actually centered in one of their network, but to move beyond the relationship they have to trust us as well and not being cheaply or ignore their presence.So i would say it's personal relationship matters.

So I wonder why so many people from the coastal cities are looking to invest in the center of the country where the rate of appreciation is so low?
