Most new construction subdivisions have a group or two of teams that work but still sub some things out they may also have good recommendations or even offer to help as well.Those two are a little more off the wall I'm assuming you have already tried the normal route of online listings.

Appreciation is a bit of a gamble, can swing wildly up or down, and doesn't pay off until you sell the property.

Bonnie Laslo (a local STR investor) has been recommending "Evolve" as good one that has low rates (10% I think) and big ticket bookings, but their reviews online are spotty at best online, but she's had a great experience. 

When you look up the address online or with the assessors it has faulty info.  

You can check references and reviews online of cleaning companies. 

Remember, online networking is not just doing virtual events.

I am working with a single realtor and signed a 6 mo. contract (which I'm not sure is the best thing, but it is what it is) I am only getting houses from the MLS which I can also find on all the online real estate sites.

I have been looking online but can't find deals, Im in California but looking in Las Vegas and Arizona due to California being so expensive.

All they have done is fill out a piece of paper/online fillable form; nothing has been done with their information yet.
