Deal or no deal wait or jump ?

Hi All,

So I’ve been talking to some people and I’m very unsure what to do. I’ve been researching a lot to find a “good deal” and I’ve found some good cash flow opportunities in Connecticut. I saw a post from someone saying yes chashflow can be good but appreciation wouldn’t be as good as just investing in New York with a lower cap rate. Ultimately New York can definitely yield more if I hold and refi then buy a new property with that refi. Also a family members dad just bought 2 buildings and I’m guessing it’s just to park money and hold.  Should I just stop researching so much and take the leap into a solid property? Also should it be a commercial mixed use (retail below multifamily above) or just multifamily?
