It requires nothing for people to do it.I remember when I thought a 3,000 check was good over a decade ago , then I took a picture at 30,000, then I made 100,000, then 160,000, then 210,000 in one shot.Find someone local that is actively closing deals and see the missing pieces for your business.

Give the assignment of deed of trust to the trustee (servicing is out of the picture at this point, other than providing a payoff demand), ask them to record the DOT if you haven't already done so ... you are now the foreclosing lender continuing the foreclosure at the same point as previous note holder.

If we are close or in agreement with the seller, we walk through the property, take detailed pictures, and if it is considerable work consult a trusted GC.
