Who do I make responsible for making sure the garbage and recycling are separated correctly (to avoid a ticket) and placed on the curb on pick up days.

And these are college kids, which means they are kind of not the most responsible people.

With fiscally responsible administration, the needless waste will be trimmed. 

@Roderick Moorehead you may want to check the forum posts on hard money lenders and some of the articles on alternative financing they can provide more answers than id be able to in this response, but simply stated a bridge loan is short term financing

As for the rational obviously you are dealing with someone that has not respected their financial responsibilities, has lost their home, and is likely very hostile.

If you simply don't send them the right financial documents as agreed upon in the loan agreement, you could be held personally responsible. 

A response like "that's too bad, but the rent is still due" is appropriate.
