2 goals and 2 questions, experts please come in

Hey all,

I have been reading and researching like crazy and have learned so much from everyone on here. Thank you!  I posted a quick intro last night and wanted to zero in on 2 specific questions with these goals in mind.

1 Buy reasonably priced (aka cheap) condos to rent and receive some immediate cashflow likely out of state since the market we live in isn't conducive to cheap real estate.

When you're considering out of state, what are you considering/researching before deciding on a market to zero in on? I'm getting frustrated because I feel like I'm literally all over the map and want to move forward but can't.

2 Find local off market properties to fix and flip

How is everyone getting their off market properties?  I've joined a few local real estate groups, but it seems like most are crowded with scammers or asking for an insane amount of money for mentorship. 

Please share your experience and ask questions if you like. I'm like a sponge right now and very  determined to network with some of you! Thanks all and sorry for the elementary questions. I hope to someday be on the other side offering advice and experience to other hungry investors.
