Apparently that's just a way for them to make additional money.So, I feel your pain, but in the end I would try to make a reasonable assessment of the situation and then figure out how to proceed.The Lesson learned for me on this was - always get a termite inspection first.

The partner also claimed to have broken her knee cap falling in the driveway rolling the trash container up from the street; when I commented it must be pretty painful walking around on it as I watched her do so she said she had a "high pain threshold".Sometimes it's just better to either take these complaints with a grain of salt (so to speak) or charge the tenants for these nonsense service calls.Gail

Very painful but doable (have to borrow from a HELOC)...So cash on cash is: around 7.3%It pretty much takes me out of the market for a couple years to recoup the cash invested (If I horde money like Scrooge).

I use 5 days and I have a friend using 1 day.Second, the late fee is too small and easily ignored - - change it to 10% of the rents or $100 - - make it painful and they WILL remember to pay on time.Changes to your lease can not become effective until it is renewed and you give Notice of Change 60 prior to the renewal date.
