I'm looking for a sample scope of work for a 20 unit multi-family apartment. 

Get more specific with what you are looking to do and maybe i've got a guy or two for ya but I don't want to send you a SF agent if you're wanting to do large apartment complexes.  

We didn't have a final walk-through because he left town (he won't be moving across the street for a few weeks).In addition to leaving a big ugly mess (including rocks and turtle crap in the bathtub, which i mention only because it's original) and leaving behind huge furniture in this third-floor apartment, there are two much bigger deals:1) I believe he has sabotaged the plumbing.

I'm talking about Houston, San Antonio, and Orlando markets specifically.

I've also been told that vacancy rates on a 3 bedroom apartment are actually higher than a 2/2 - so the reality might be that going 3 bedroom would actually be worse off economically once you factor that in. 

I've been listening to podcasts fiendishly and reading articles and forum posts, but have yet to buy an investment property.Just coming out of lurking to introduce myself.I'm leaning towards a BRRRR strategy for apartments, in and around Sacramento or out-of-state (Texas).Gathering up my funds and knowledge for now.Thanks for sharing al the incredible information!

Also, if you have family members involved, I would start looking at the larger apartment complexes where everyone would get more bang for their buck.

Pearland is similar in that there are not any major universities, although there are a couple of hospitals and Pearland is only a 20 minute drive to the medical center in Houston.
