Hi Fellow investors, what sort of questions would you recommend asking reference customer (owner) given by a property management company before hiring to manager a multi-family property ?

Otherwise, standard conforming loans seem to be the domain of the mortgage lenders, unless you are an "easy" customer, e.g. 800+ credit score and W2 income...Good luck.

I value quality customer service and a sense of excellence and seeking a property management company that operates accordingly. 

I'm looking for a "month to month" tenancy agreement and would like to customize it to fit my needs in regards to common spaces, allocated room , and etc.

So to give the extra mile, we are planning to launch as a full-fledged label, like we plan to have a cloud-based document management system and a customer support app.

I suppose you could, but the busy street is supplying all of the customers you could ever want.As for insurance, if you have a standard homeowner's policy on a vacation rental, and a peril occurs - injury, fire, death, car runs through the house, etc., the insurance company is going to deny your claim, as it is a homeowner's policy intended for an owner-occupied home. 

That said it is certainly a very local custom that you need local advise on.

I think that for a spec investment home in Escondido or nearby you are at about $2.50 a sq ft and that is for a low end custom home for San Diego.
