I agree with above comments that you should employ a property manager if you want these to be truly passive investments similar to the stock market.

If he doesn't represent you at all (which would be required if he had an interest in the property) he should present you with an "Unrepresented Buyer Disclosure" that specifically advises you to get other representation.

I got my monthly bulletin from the Department of real estate in Oregon and in every monthly bulletin they take on a question from an agent and give response.this months was  I am required to present all offers even if we are already in contract and sellers says he does not want to look at them.Answer:Yes  and if they wont respond to you..
