Right now we are using short term (6-9mo.) funding, so we just want to move it quickly and are worried about holding on to it.My concern is that even if fixed by a professional company, anytime I saw epoxy injections and piering (as a buyer) I passed on it.

They laugh at the bandit signs owners and they attempt to get them in trouble or fined .. it was hilarious to see that old man doing this.. and also made me aware I won't be doing this anytime soon in my area :)

Homepath will finance small loans, and from what I've recently heard from my broker, the new downpayment requirement is 15% with PMI.I would recommend contacting a broker who deals with Homepath loans, and ask what the typical closing costs would be on a purchase like this; I suspect that any time you use financing to purchase a $12K property, the loan costs will be relatively very high.

My plan is to find a broker that will back me with his/her broker's license in exchange for a share of the company, with the understanding that I can buy out that share using a predetermined valuation method at any time (as in, when I get my broker's license).I think under this scenario you can still do all of the functions of a property manager in addition to those "ministerial" acts that do not require much in the way of judg(e)ment.You are correct, though, that your broker has liability if you mess something up.
