You should get a list of their current owner/clients and ask these people questions about ease of doing business, transparency of monthly and yearly reports, timeliness of handling tenant and maintenance related issues, how quickly your money is sent to you, etc. 

The sweet spot I've seen is about every other day (or about 3 times a week).Instagram stories are a different game.

On October 6th, 2020 after a long time not working and battling health issues I decided to brush myself off and get back in the game.

So I found out today that the people who’ve owned it have owned it since 1973 and I believe it’s been a rental property majority of that time so I’m assuming they’re getting older and trying to get out of the game.

Maybe to get his skin in the game, give a big bonus if it is finished by a certain date and another bonus if it sells by another date at or above some price.He can not manage money and time. 

Transparency is key.

I want (hopefully) long-term tenants with their own skin in the game.

It is close to  University sonwe benefit from parent visits as well as graduation and football games.

With good books you can win the RE investment game and avoid the stress of worrying about an audit at the same time.

I think with honesty, transparency, and education you will be able to move the home.
