It's good to remember simple day to day tips that will reduce maintenance costs down the road.

The numbers make sense,I have very conservative underwriting and have stressed them for the worst case scenario, the asset is still very appealing, but as you know numbers aren't everything and I will need to properly execute the rehab for it to work.Thank you for the tips on forecasting contingencies and rental comps in the area,  I will also be checking out your page for more tips =)

Thanks for VA tips, I am considering using that for first property but I'll have to work a little harder to make it work! 

As we now look for our possible next “forever home”, I am toying with the idea of buying a home in the near future using the BRRRR method and renting it out for a year or two. 

Go through closets, wardrobes, toys, garages, etc. and make piles of trash, donate, keep.

Lastly, is there any particular advice/tips for a new real estate investor such as myself?
