Getting out of the gate I have spent $1500 dollars with a monthly commitment of around $250 per month. 

I plan on having so much money coming in from properties with depreciation and a real estate professional status that it won;t matter.It's kind of like life insurance policies.

We don't just want tenant signatures, we need the tenant to understand and commit to abide by the terms of the rental agreement.

I am curious as t what qualifiers anyone here might ask a potential tenant before making the trek out to a place.

If not I don't think it would be fair to a partner that had 20 years of experience to go 50/50 so that you can get a free education and 50% of profits.Maybe you should offer your commitment and hard work for a small percentage.
