@Anna SamTo piggy back a few other comments:If one buys real estate with proper leverage, ample cash reserves, and manages the property in a professional manner, LONG TERM the investor is almost certain to win barring a complete economic collapse. 

You will find that over time you will have much better tenants that operate very well in a black and white manner.  

Anyway, that's the route I wish I'd pursued and the strategy I will be sharing with my own children as I believe in sustainable growth.I will say that you're correct about the dti ratio though. 

The debate to leave or not give 120% effort into Real Estate isn't something i see myself doing but in order to provide for my family i need a better way to sustain with my soon to be wife not working at this time to be with our child.

Not saying it's not possible, I'm just saying in small markets, the demand isn't always there for the long term, nor are the managers able to sustain due to inexperience and lack of quality handymen/cleaners. 

You have to ask a lot of questions, and the syndicator you are potentially investing with should have no problem answering them in a timely manner.

I know there are other benefits to owning real estate ( appreciation, depreciation, etc. ) but it seems that the cash flow has to be there to make it a sustainable investment and I almost NEVER find deals that cash flow like your deal seems to.

The only challenge with this property was organizing a cash for keys arrangement with the current tenant to give them extra incentive to move out in a timely manner.
