@Anna SamTo piggy back a few other comments:If one buys real estate with proper leverage, ample cash reserves, and manages the property in a professional manner, LONG TERM the investor is almost certain to win barring a complete economic collapse.

Not saying it's not possible, I'm just saying in small markets, the demand isn't always there for the long term, nor are the managers able to sustain due to inexperience and lack of quality handymen/cleaners.

I know there are other benefits to owning real estate ( appreciation, depreciation, etc. ) but it seems that the cash flow has to be there to make it a sustainable investment and I almost NEVER find deals that cash flow like your deal seems to.
