This urgency to sell doesn't necessarily mean banks are more rigid or less open to negotiation than individual homeowners.

For ~20 years I've prepared and filed my own tax returns, successfully (yes,I've had them looked over once in a while by "professionals"). 

You can always ask to negotiate the price!
