What's more, in one house we rented with a more strict HOA, we had the additional responsibility of making sure the entire yard was within suitable standards (mowing and edging the lawn, trimming bushes, removing weeds, etc.).

I don't know for sure but my guess is having one thermostat for two units isn't to code, and if that is mickey moused together my concerns would revolve around what else is cobbled together DIY.

@Nicole Vincent, i dont want to rain on your parade, especially as i havent seen the property and make my comments based on assumptions and personal experience, BUT... additionally to all the great comments ahead of mine;As this is in Florida you also want to think about the strict building inspections when rehabbing.

We got the chart from Arbor Trust Realty last year and Los Angeles is the number one city when it comes to Demand:Supply ratio due to the high barrier of entry to develop brand new projects (city regulations, archaic zoning code, and ever changing building code). 

One thing that I have learned thus far is that this is strictly a business.
