To me it seems like a steep price as far as the initial loan amount, but it will still cash flow and I should be able to get all of my initial investment out of the refi.

I would try to aim for 150 mailers. when person call make sure you take address, general info "bed, bath, basement, garage, brick, frame, does it need repair, roof, bathroom ETC".

However if you include Debt Service, it's suddenly more like 4.8%, not as exciting.The Association maintains the building, takes care of all the common area maintenance, flood/fire/liability insurance and maintains accounts for all the large capex (new roof etc).Right now it is one large unit made up of 4 smaller units which is occupied by a tenant who would stay in place.

While you can reduce your CapEx as your still only saving for one roof, keep in mind you have multiple appliances, heating/cooling units, etc.
