Questions about appraisals

I'm selling my house osbo have a contract for 230k with 9k cash to the buyer, for closing and the roof is older. Got a email from buyers realtor saying "got a verbal on the appraisal ....came back at 227 k... I'll hopefully have the actual appraisal back in the next day or so". My question is the verbal always the same or could it be a little off? I don't want to agree to lower the price more then I need to. Should I wait to set new price? and I would think me and the buyer should spilt this so, 227k with 7.5k cash to buyer. Thanks for any help.
