About 5 years ago, I decided to get my RE license as I kinda predicted legislation being put in place against wholesalers (which slowly seems to be happening) and my thought was if I was licensed, I would be able to continue marketing to home owners (not to assign, but only to purchase for my own flips/rentals) So, I'm seeking guidance on a business concept that encompasses my knowledge, experience and licenses.

We should have put a renter in the property to cover the carrying costs of the mortgage but the investor wanted the property sold and a tenant can make that challenging so we continued reducing the price until there wasn['t any profit in the deal.

I might have the primary tenant use the RentRedi process, and have the any other tenants 19+ use the Zillow tenant screening so I can see first hand the difference.

-----Just SOLD a Flip Property in April, long-story short my GC got me busted with the City and had to sink another $44k into the project so broke-even.

However, as a young adult it is great life experience, so if he can go for cheap, why not? 

There really isn't much yard and no grass for a landscaper, so would not need a landscape contract, but I was not anticipating the amount of maintenance for weeds and debris.

Getting caught up in routines that don't yield results is easy, so this is a great reminder.I also love the idea of connecting with someone locally and getting hands-on with their projects.
