It is a rehab in process, exterior paint scraped, interior, new electrical, new plumbing, new sub floor & drywall hung, no tape..

@Rhonda Chesley Here's some thoughts, for what it's worth:2006 means things are 8 years old, so, if this will be a long term hold, depending on how well it was taken care of, there could be expenses coming up in the not too distant future if it has the original paint, flooring, appliances, etc.

The demand has absolutely floored me.

The incredibly noisy 6 member family on the top floor of my 4 family is making the quality of life horrible for me just renovating the unit below, It's just bedlam from 3:30 to 10 every weeknight, and all weekend.

You know the product will meet all current codes and floors should be level etc.I do most of my infill builds in historic areas because I love the look of historic homes but not so much the layout.

Emotionally we hate coming home to the odd floor plan and 1970s kitchen and bathrooms.

It's not like they have the space to build more housing (theoretically - they could always tear down a 3 floor building and put a 20 floor one) so I have been happy with the appreciation I have seen so far.  

It needs a new roof, driveway, mechanical, electrical, plumbing, flooring, cabinetry, minor foundation issues, and more.  

Home Depot has everything you need; Investor tan paint, kitchen cabinets, light fixtures, Decora outlets and switches, Pergo laminate flooring, Berber carpet, 6 panel doors, light fixtures and ceiling fans, etc.

You should expect closer to $40k on a home this size if it needs the cosmetic basics (floor, cabinets, counters, paint, baseboards, hardware, etc)
