best no-nonsense books on flipping

so many of the books I come across are more like a Tony Robbins course. They are full of positive thinking, take action mantras, and arguing why you should like real estate. Well, I'm already convinced about real estate, I am already taking action, but I want to learn more.

Then there are the books/programs that seem like they are helping you, but give you useless advice. For example, Carlton Sheets program talks about managing multi million dollar apartment complexes. That's like me giving you a course on how to be a successful president. It may be good advice, but it won't get you from here to there. And I don't care a nickel about being a landlord.

I want to know how to find properties, what strategies to rehab them, and how to avoid pitfalls. I read and liked the biggerpockets J. Scott books on flipping and estimating. What else is good?
