Simply keep the deposit, send them a bill for breaking the lease and outlining that you took it out of the deposit.You can't keep the deposit because they break the lease.

You certainly don’t want to walk on wood with nails and such so if you do need to do the flooring earlier than typical, simply cover them with heavy weight red rosin paper to protect them.

I would simply approach the note holder and ask them if they like the monthly cash flow that's coming in and if they said yes, I'd offer them a lein on a different piece of property.

And if they do rent control to control that, there will be a lot of properties that simply get sold as owner-occupant property and will therefore be removed from the market altogether, creating a serious housing shortage.

I think the lack of response is simply because it is difficult to give advice without details. 

As @Jonathan Greene mentioned it can be that the relationship is not well enough developed, however I’ve pitched opportunities to some of my closest friends who have given similar objections simply because all they’ve ever Interested in are common stocks, REITs, and mutual funds.
