I suggest you find local REI clubs via BP/Network/Events and Meetup site and start networking with like-minded investors and specialists.

This is a very simple case. 

Look at all kinds of deals; on site auctions, listings, open houses, wholesalers deals, FSBO, and any other investors deal you can get into.

Some times you can do a demolition permit which documents what is on site so it can be brought back later.
