Could we get away with running the 100 grit once and then finish?

Their late fees, penalties etc. could run out of control and then any equity you thought you had will be gone once they finally come around to foreclose. 

Spent too much money on updates for a rental property.

Since the interest rates are high and rent's wont cover mortgage , i'm ok with paying money every month with hope equity build up and rates going down in future  .

I'll make a long story as short as possible:> House built in 2008, first owners used husbands VA loan to secure (220k loan), stopped paying HOA and bank shortly thereafter (current payoff 500k+). 

I own two duplexes in Beverly and have contemplated turning a unit into an MTR but LTR is just easy money honestly.
