On my side our titles aren't regulated -- think of all the lender business cards have you seen that have silly things like "senior executive vice president mortgage consultant" written on them.I came across one of my peers' business cards from 15 years ago, with "branch manager" written on it.

(highest and best use with repositioning)Maybe there are many apartments in the area but none that cater to senior living.By having demand and changing to senior or adult living with a light rehab and change you can then increase the rents.Also if you have additional land you can build or add on later.Who holds the loan on the property??

I am a Canadian citizen who has separated his ties to Canada for tax purposes therefore not able to get financing in Canada either without possibly being deemed a resident of Canada.What I am wondering, once I buy a property with cash in a state, can I later be able to take equity out of the property to purchase another property through a US financial institution or would they likely not allow because I am not a US Citizen or resident?

You'd have to pin that to those on the political right my friend; progressives don't approve of a corporate take-over of the government, the Supreme Court defending such policies as Citizens United, the surveillance state, torturing or drone-killing, or the failure to separate church and state.
