I have funds to cover around 100k purchase, what should be my general road map on the funding?

Funds are being used attorney fee's, etc. 

Like many of you, I’ve put in the hours and years at my day job, saved, done the right things, and realized that I need to be doing more than relying on stocks and 401(k)s (I’m not a fan of mutual funds).

If you plan on continuing to invest and have a long-term perspective, then creating an Opportunity Fund and investing in an Opportunity Zone property might be a better solution.What is it that you want or need?
