For example a new Chevy might be slightly cheaper and less reliable than a similar Toyota, but both meet all the minimum federal safety standards and whatnot, so I as the consumer am somewhat protected from that dial being jacked too far in either direction - there's virtually no chance that I can find a new car from a legit dealership that is priced so cheaply that is likely to explode on me the second I drive it off the lot.

In contrast, my LPs will likely get 6-8% IRR while getting their capital back (because even when market cap rates increase by 100 basis points, I can still sell my deal profitably).Investors love safety and being able to get their money back first, before they look at IRR.I have not lost money for my investors even during the Great Recession of 2008-2009 and investors love a good track record.Lastly, when I refinance and I return my investors their capital, I don't buy their equity out.
