Four months after closing on a nicely renovated fourplex, a tenant parked their vehicle next to the rear steps on a day with 65 mph winds and a divider made of concrete blocks fell onto the tenant's windshield, hood, and roof causing at least $2500 in damages on a recently purchased used car.

I have a couple tenants that are routinely late but always stay current on their rent usually paying by the 15th.

That exercise might yield a value higher than $318K based on the $395K property, but there should be at least 2 other comps included which could pull the value down.The reality is that appraisers will compare properties based on how they look on paper (s/f, unit count, beds, baths, stories, parking, etc).

You CAN get access to the data through Geowarehouse, but you have to prove to them that you are a "real estate professional" and the cost is somewhere around $3k/yr I believe.Cynicism and jokes aside, it really isn't that tough to get a license and park it at one of the low-cost brokerages that will allow you to pay for Geowarehouse and get the previous sales data from TREB, LSTAR, etc.
