I wouldn't install units in the 3 bedroom until the current tenants moved out.The neighborhood seems to be maybe C+/B- and it appears to be on the up and up.

If I have to evict, I will, but the continued cash flow while half the complex is out of commission is very helpful.We've gone from the place looking/feeling like a dump to everyone being pretty happy - which is why I feel a little like I should just mind my own business and not rock the boat until I'm forced to.

With them in each unit, there is also some risk of hard to see leaks, overloaded/unbalanced washer (noise and rocking) disturbing others, seized up valves (lubricate these at turnover), and oh so much fun to schedule appliance maintenance/replacement with tenants and move in and out washers and dryers...

how much water is backing up Lots or just a half inch... if it's just a little bit and there is no piping you could loosen up and vacuum out the dirt and rock and just put a new clean bunch of gravel in there... the big trucks you see on the road potholing  for all the fiber optic cables could vacuum out little holes that you can put fresh gravel in all of them... hopefully some of this makes sense

You may want to Google the Hard Rock Hotel that RM had on its platform as well.I personally have become vary wary of the platforms that use 506b.
