My company has been using a nationwide report for criminal and credit reports, but just discovered that a tenant that we let into a property has a serial history of evictions.

If buyers read the inspection reports before they make their offer, they can't really turn around and say they want credit for something that they should have known about before submitting an offer.

Case in point, I just had to replace an entire toilet in a unit where the tenant reported “some bad smell” coming from the toilet.

Since we moved in together in in 2015 up until we purchased our first home in 2019, we reported 1 dog and 1 cat every time. 1 extra cat in addition to a cat and a dog does literally 0 extra damage to an apartment unit, at least for us.
