Buy props for rentals and keep? 

Condos must pass rigid guidelines regarding rentals / dues etc... that can be very very difficult.

Saw a house with a For Sale by Owner sign in a yard with tall grass and after some drama, we have a house.We have dealt with long term rentals for over 15 years, but not aggressively ( keep them rented and do some improvements ).This "old house" needs, updated HVAC, new roof, new kitchen, some broken windows, upgraded electrical, water run off issues...I'm just starting to clear the house out with multiple dumpsters and starting to get quotes.  

These may end up being 1.3% rental deals instead of 1.5-1.7% but they can still be great adds to your portfolio. 

So take this with the that era in mind.After property purchase I quickly found a tenant willing to pay a rental enough to pay all expenses and leave a couple hundred a month in my pocket.  

Does anyone know where I can find off market properties to purchase for rentals???

I convinced the client to get an RV and rent all 3 out on his primary property.

My girlfriend and I are interested in buying into the upper Michigan STR markets (Traverse City, Charlevoix, Petoskey, Bay Harbor, etc), hoping we can take advantage of the hot vacation rental market up there in the summers and the popular ski slopes for the winters. 

I would like to express my gratitude to Jack and Russel, who have been gracious with their time and provided valuable guidance related to the DC Metro area.My Strategy:- Invest in rental properties below $400K with a Cash on Cash return of over 6% and an ROI of 7%- Consider flipping opportunities for properties costing more than $500K with an ROI of 7% or higher- Prefer to stay in the DC metro area but i understand that its a tough market for investors.
