Hopefully an insurance expert can comment on this as I am not one, but I would be very surprised if your cash value is increasing close to dollar for dollar on the amount you're paying in via monthly premiums. 

Indexed Universal Life earns a premium over the debt market return, so falling rates have reduced the cap rates on IULs. 

This battle is resulting in investors being beat out by people buying these houses to live in, and paying a premium for that opportunity.

But a few edits below could increase your traffic. 1. update your photos to showcase project completion/ de-clutter. 2. take and post a video walk through. 3. utilize Zillows 3d tour app. 4. make sure your updated and renewed on local craigslist, Facebook market place etc. 5. start decreasing the rent $25-$50 per week until you see a marketplace response in leads 6. if your willing to do more work id say to refinish or install LVP over the painted floors.  

The insurance premiums really can't.

If you are making a premium yield, which offsets the added risk, STRs can be a good play.
