Hi Stephen, Although I have never been in this situation, I would say you should negotiate a per-month "pet rent" that is often seen with rentals.

No problem, let them know you will be raising the rent a couple of hundred per month.

The numbers on yeild could be off charts but they still my not go over 80 percent investment to value.

We probably can get around 4K in rent per month and that should give about 700$ of positive cash flow.Now we want to buy a new home (B) in Milpitas since we want a bigger home and better school.

I do not know your price point on your property, I have lowered rents as much as $50 per month from the previous tenant, due to current conditions. 

I would love to get my hands on one but they are close to the same price per sq ft as a SFH.
