@Carl Dieckmann I'm not an MHP owner but I am an underwriter for a nationwide broker and have seen a few of these come across my desk in recent weeks and at least one has been in Texas.Here are some questions that come to mind. 

I offer a payment plan for the outstanding balance once they have vacated, If they do not abide by the payment arrangement, they get sent to collections.

It aggregates all of the available sites for counties nationwide.

And a preferred return is a certain percentage of the property's profits that is paid to the investor before anyone else is paid (besides outstanding loans and mortgage pmt). 

I know the nationwide criminal background checks can miss a lot.

They may need $X sales price to satisfy their own outstanding mortgage, or want to have a higher price for comp purposes, or kick a higher commission to the broker/agency.
