Your lease should outline when rent is due - you don't need to go out of your way to send "friendly reminder texts".If you don't get rent by the due date - then charge a late fee and serve the pay or quit notice.Tenants will soon learn that you stick to the terms of the lease and there is no negotiation room when it comes to rent collection.

If the situation fits that definition, then we just post the proper legal notice for abandonment and follow the legal process outlined on the legal notice.Surprised you didn't start eviction on him for non-payment of rent long ago.

Yes you are in a landlord tenant agreement by proxy.If you do seek homeowners you need to tell them of your situation and find out from them what they want done or what they will cover in this case.The best course of action in my opinion was outlined for you above.So here it is - this is not legal advice.

We always give them a report outlining what has been with held and why so there is no issue later.In case the cost of the repairs exceeds the deposit amount you can ask the tenant to pay.

Both work for me, I just have better control and up front knowledge the deal will happen with the wrappable financing rather than the uncertainty of whether a new investor will buy into the program as outlined, after I have already sold the property and created the note.
