In this morning's paper, a private contractor offered to donate 20 acres to Maui County for a landfill for a percentage of tipping fees.

I have experienced cash flow anywhere from 10-18% with so much more to offer.

We've made several offers on larger properties (40+ doors) but always lost.

@Tyler Case - You could offer someone a promissory note or a debt play, e.g. someone brings the downpayment and renovation costs and you pay them a flat 10-12% interest on their money with the plan to refinance their funds out down the road.

I'm hoping to get some first hand experience on best practices to implement this succesfully.

My question:Has anybody here had a bank cancel a foreclosure sale that has taken place, to then go with another offer from an on market property?

I am thinking I could offer a lease option 10% down, plus 3% option fee, and structure the deal so I am cashflowing $3k positive per month.What would you think of a deal like this?
