Have found a building that needs a buildout to be completed and  the owner is going to hold paper until build out is complete and i can obtain conventional  financing .

They approached me asking if I'd want to lend them money so they can pay a down payment and show some cash in the bank for reserves in order to obtain a conventional mortgage on their next deal.

@Johann JellsI have never had to pay for an appraisal to obtain any of my Helocs (closed on the last one just a few weeks ago) .

Obtaining private funds, or hard money, for investment purposes is kind of like obtaining employment when you are younger... everyone wants experience that you don't have, but you can't get experience until someone give you the opportunity to gain experience.

I am a sponge at this point, and will absorb all knowledge I can obtain, thanks again for taking the time to reach out to me.

Aside from the deals I have helped them obtain, I dont know their schedule but I am happy to pass along your information.I also know a stand-up guy that is a roofer in town if you need someone of quality.Sucks about the dry wood termites but it is what it is and you'll have a cert ready to go once you're ready to sell so you know thatll be ready.
