commercial real-estate offer To purchase , need help !!!

hello everyone,

I am looking for a little guidance on my first commercial  property . Have found a building that needs a buildout to be completed and  the owner is going to hold paper until build out is complete and i can obtain conventional  financing . My question is  do i use a standard purchase and sale to make offer and terms to the owner ? or is there a template that you all can share  for this type of agreement  would this be considered  a hard money  deal ?   are there any tips or advice  greatly appreciated.....
