We used our typical painting scheme that will stay the same for the entire project: navajo white from Sherwin Williams on the walls and white trim and ceiling paint from Sherwin Williams also.On tap for next week:the electric baseboard heat for the 3rd floor will be installedbathroom flooring in the 3rd floor will be installedlater next week or early the week after we will finish the existing hardwood flooring in the living area and bedroom

With that being said we moved out of that property and bought property 2 and stayed in the property 2 for just over two years and sold it to get our cash out of it. 

Hello,I have been investor of single family but my future plans were uncertain so always stayed in rental house myself :( Now, I decided to settle down in Folsom, CA but as usual, price is looking too high. 

I would communicate to the other tenant that you are evicting the perpetrator and you would like them to stay (assuming they are good tenants..).

Likewise with the washer/dryer, they will wash two socks and/or allow their friends to come over and wash.Bottom line, if you are attracting good tenants, and they are staying, don't change a thing.

I have really enjoyed meeting people who have stayed with us from all over the world.

@Caleb Heimsoth Good Morning My wife's parents are allowing us to stay there to save money so we can get a good start at whatever we want to do plus they are not rushing us. so I thought why not invest in something that can help us out, even more, when we decide to leave.

I am trying to stay positive but wanted to share my experience to this point on how a renovation project can spiral out of control quickly especially when you are dealing with a seriously run down property.  

I prefer to stay on the residential loan side.

Just curious so I can stay away from them as well.
