If the lease is month-to-month, you can deliver a letter with 10 day notice to quit for non-payment. 

You can hand deliver everything and tell them you are going to get this in the mail too.

To invest out of town, you have to have a trustworthy local partner (person, co-investor and/or property management company), and you have to put the trust in them to deliver.
