But look what ended up happening, the bottom dropped out it seemed over night and prices plummeted.  50-100K and more. 

I do sleep better at night owing less money, but when there is no cash in the bank to acquire more properties that is a worse thought keeping me up! 

You and your wife solidified my wife’s decesion to dive into a 3-4 plex after she had read the post and watch the pod cast of your acquisition on the Garfield property.

I live in Ontario   am a 65 year old grandmother and can walk the ares we invest in with no problem day or night.

For anyone who has been following the 17 Herff Rd development - city council will vote on it tomorrow night 4/11.

As for myself, I happen to live in one of these areas, and would love to dive into REI--while the local listings are certainly more affordable, thoughts like those mentioned above cause me to question whether I shouldn't confine my investing to the nearest metropolitan area and its immediate suburbs.

Yesterday morning got my first offer accepted and last night I went to the first RE Investing Association meeting.

So far the biggest incentive for me to get my license is speed, a house came on the market last night, before anyone knew about it I scheduled a showing and if the house is in good shape I will have an offer in on it today.
