We're looking for a lender who can help us purchase a multi-family building in NW Indiana.

You have to watch out for the Single Family Homes that are zoned as SFR but being marketed as Multi Family.  

Will the buyer pay me on the spot will i be wired the money is there an attorney that has to be involved or a third party to finalize the contracts in anyway? 

I currently work in commercial real estate for a large developer, but have a strong desire to put together rock-solid deals in the single family/multi-family space, utilizing BRRRR and/or flipping.

If you're looking for multi family (>4 units), then it's most definitely all pocket listings by way of knowing the right brokers.

@Brandon Turner has a great video in the "How To" section of the videos titled "How To Get Started in Real Estate Investing for the Struggling Newbie" where he talks about learning how to surf (while he was on his month-long vacation in Hawaii).  

I know I have a diamond in the rough but need investors or know how to reach interested parties.

I will definitely make sure all information is shared with all parties if I am able to wholesale it.  

I'm looking into a 6 unit multi family apartment this will be my first multi family unit and only my 2nd Reid property.

Inventory for small multi units is very low right now in north Chicago.
