I have read mixed reviews on most of them, and I believe the general consensus is that there are no good solutions on the market yet. 

All of these software companies are tech companies that are constantly improving , enhancing etc. that means they will incur real costs and need to offset them in some way.

On another occasion we lost heat in a building, it was one of those cold nights in Chicago, and my HVAC tech was sleeping and did not answer my calls.

I'd look for cities with the following:1) High Wages2) Growing Population3) High Tech Employers 4) AND... drum roll.... moderatly affordable homes.  

The 1031 portion of your strategy is certainly important but don't let it drive the train or muddy the waters ( sorry, I had to mix the metaphors :)  The 1031 is about tax saving which is a different animal from what you're really asking. 

Up here in the Great NorthWet, we use a mold addendum that defines their responsibility in avoiding and cleaning mold.  90%+ is topical and can be easily cleaned with bleach water mix.
