would you recommend starting in that price range for a starter like me?

Interested in knowing  like the price range to stick to for a decent ROI, how long on average it could take to sell and any other need to know info. 

Turnkeys right now, in general, are ranging around 6-10% cap rates, most of them being between 6-8%.

Many places can be in that range with good cash flow. 

I do not charge for filling out an application for my apartments in that price range; because I know that paying (multiple)  application fees is a hardship for many low income tenants.

Without any other information looks like a flip profit in the 50K range.

Worried that we might lose those tenants if they take issue with having a large dog in the shared outdoor space, halls, etc.And re. a deposit for this type of thing, any thoughts on what might be a reasonable range?

@Sergio Feria You may want to check with the local mobile home dealerships and the manufactured housing association in your area.

However from my research I've learned many investors suggest calling 3-5 contractors and requesting clear quotes. 3 people could give you a good expected range, however 5 may let you throw out the outliers at the top and bottom (really cheap), then choose from the rest after calling and checking references!

I have some in those ARV price ranges that have seen zero appreciation in a decade.
