Hi Brent,Trying to figure out a strategy for this yourself will be a hard road.If you make a mistake, the other sides attorney can rip your protection open, or make it very expensive for you.It's best to talk with a Real Estate Asset Protection Attorney who handles California residents (if you're in Calif.).Or else you could find yourself on a slippery slope covered with sweet light crude when you need the most protection.Good Luck!

I would recommend this: Don't start with the ideal purchase price in mind as your priority when looking in a particular market (like OKC, Tulsa, or Wichita), but rather start with the type of asset (location, tenant type, investment strategy (i.e. appreciation, cash flow, or blended) and then ask, "in light of my strategy and my budget constraint, where is the best location in this market to accomplish those?

I would just sand and repaint the cabinets to a light gray if that is not your style then stair a mahogany color.

Here are the numbers from what I bought it for and if I were to sell and what it would get for rent:Sell Scenario:Purchased for $830K in June 2017Put $60k into it, to include:-2 New AC units-2 New Furnaces-Completely new kitchen/high end appliances/countertops-New carpet throughout upstairs-Light guest bathroom remodel(new tile floors/countertop/Painted cabinets)Estimated sales price: $950-$975KEstimated closing costs if sold for $965K: 2.5% commission to buyers agent/closing costs=$35kOutcome If sold for $965k minus closing costs/commissions(only have to pay buyers commission) I would be left with a $40K profit from what I purchased it for and what I put into the house.

I wanted added a front porch, however, I don't want to get a permit and go through that process as I really want to get in an out of this project without getting the city/architects involved.So far it will have a light gray paint and a new wooden fence but I still think it looks plain and won't appeal to a millenial buyer?

What I think surprised me the most from the last 6 months is the bits of information that I learn from articles published by biggerpockets that are delivered to my inbox that shed a light on areas of my rental business that cause me to rethink how I have been doing what I have been doing all these many years and as a result cause me to change parts of how I do my business.
