@Ryan Keenan If the home is in a condition where it can be conventionally financed I do not think you will have trouble finding a bank that will do a 25% low balance loan.

Agree with @Thomas S. and @Joe Villeneuve :  Extracting the equity to redeploy into either a new asset class or a diversifying RE income stream would mitigate the risk of that equity evaporating due to market conditions

Either you sell at a higher price and give him the controlling unit or somebody else sells and you're left holding the bag.This guy wants the whole building to take it private and convert to apartments.Somebody else will stand in his way and prevent that, but their life will be miserable.

I went to go check them out and they were in really (and I mean really) bad shape... ended up passing on the deal because of the condition of the duplexes, but I’ll keep on looking and posting here for advice and hopefully land a deal before year end.
